Also you have a HUGE CPU and RAM bottle neck when you upgrade one upgrade the other I would recommend a new mobo and a 6600k with ddr4

Well I have an i5 6600k OCed to 4.4 ghz a gtx 970 super clocked and overclocked 16 gigs of hyperx black OCed to 2500 MHz (upgrading to 32 in quad channel) and I get 60-80 fps maxed out at 1080p out side of town inside of kavala when 100 people on about 40-50
